Northwest Monitoring is a Portland, Oregon based consulting firm that provides Commercial and Residential draw inspection, loan monitoring, project review, real estate due diligence and general consulting services for lenders and property owners throughout the Western United States.

At Northwest Monitoring, it is our goal to provide front end project insight and construction progress oversight to mitigate our client's financial exposure. We are able to do this by relying on our years of Construction Management & Project Inspection experience.

Our monthly draw inspection services include detailed reporting and photographing of the conditions observed during that particular site visit. We provide these draw inspection reports in a timely & accurate manner so there are no delays in the approval and/or funding of the monthly project disbursements.

Our project review service provides our clients with detailed project reviews for varying types of commercial construction projects. These reports include the review of all project documents, budgets, reports and memos. This may include project drawings, specifications, project contracts, contractor pricing, consulting agreements, Geotechnical reports, project appraisals, etc. Initial site visits are always performed to assess the current state of a property and to help better report on the feasibility of the project and whether or not the project documents properly convey the project's intent.

Our Due Diligence services include complete real estate due diligence management including Property Condition Assessments, Environmental Site Assessments and other sub-consultant coordination (structural enginer, geo-technical, etc.).  Other general consulting services include full cost estimating, cost to complete analysis, constructability review, construction management, owner's representation and consulting to legal professionals.
